The entrance hall leads to the utility room with its washer dryer and plenty of space to drop off coats and boots. Further along the hall is the lounge with comfy sofas and feature fireplace with gas coal flame effect fire. The room also benefits from TV and DVD/PlayStation 2. Further along the hall is the breakfast kitchen with adjoining sunroom. The kitchen is warm and welcoming with a lovely AGA and farmhouse kitchen table with seating for up to 8. The sunroom features a sofa, TV with DVD player and CD stereo and allows access to the large Yorkshire paved courtyard garden to the rear of the house. This charming enclosed garden is equipped with table, chairs and barbeque and is an ideal place to catch the afternoon and evening sun. Also downstairs is a separate cloakroom with WC and washbasin.

On the first floor there are three bedrooms, each featuring pieces of antique furniture. The main bedroom has a classic neutral colour scheme with king sized wrought iron bed, wardrobe, chest of drawers and bedside tables. Bedroom two has a 4’6” wrought iron ivory bed, wardrobe, chest of drawers and bedside tables. Bedroom three has two 2’6” beds that can be linked to create a king sized bed, bedside table and built in storage. The bathroom has a white suite with toilet, washbasin, bath and shower overhead.

Another flight of stairs leads to an attractive attic bedroom with two 3 foot beds and large chest of drawers. Old beams add to the atmosphere here and do, in places, limit the headroom.

Due to the seating in the kitchen and cosy character of the property we would suggest a maximum of 6 adults + 2 children staying at the property. The owners will allow a well behaved dog by arrangement so long as owners adhere to ‘house rules’! The cottage is non smoking.
